Why use a buyer's agent for new construction?
It's tempting to assume you don't need an agent if you're buying directly from a builder — but the sales representative staffing a builder's model home works for the builder, not for you, even though they're friendly and helpful. Their job is to sell that community's inventory at the best terms for the builder.
Bringing your own buyer's agent from your very first visit typically costs you nothing extra — builders generally pay the buyer's agent commission out of the same budget they'd otherwise spend on their own sales staff. What it gets you: someone who represents only your interests when it comes to lot premiums, upgrade pricing, negotiating on move-in-ready spec homes, reviewing the builder's contract (which is written by the builder's attorneys, not yours), and keeping the closing timeline on track.
Production builder: Viera Builders in Viera West
Viera West is home to six Viera Builders communities — Laurasia, Pangea Park, Reeling Park, Crossmolina, Farallon Fields, and Atlin Cove — all built by Viera Builders, a single production builder offering a set roster of floor plans across the group rather than a fully custom build. Pricing varies by community, floor plan, and lot — the current listings show today’s prices.
Fully custom: Adelaide
Adelaide is a 460-acre gated, custom-home-only community in northern Viera, built around Lake Adelaide and a 25-acre water-to-wetlands preserve, split into four sections (The Reserve, The Preserve, The Lakes, and The Park). There's no production-builder tract here — three recognized builders work in Adelaide: AR Homes (Rosewood Homes, Inc.), Christopher Burton Luxury Homes, and Elan Builders. Completed and under-construction homes run roughly 3,550–5,500 sq ft.

Fully custom: Aripeka
Aripeka is a roughly 400-acre gated community on the south side of Viera, laid out on former hunting land around its mature oak, palm, and pine trees rather than clearing them, giving it a wooded, old-Florida feel. It's a custom-build community with four builders: CDS Builders, Joyal Homes, LifeStyle Homes, and Stanley Homes.
Aripeka is also one of the few Viera communities where buying just the land is realistic right now — vacant homesites run roughly a quarter-acre to half an acre.
