About Floridana Beach Real Estate
Floridana Beach is a quiet, mostly residential community along South Highway A1A in Melbourne Beach, on the narrow stretch of barrier island that Brevard calls the South Beaches. It runs from the Atlantic Ocean to the Indian River Lagoon, and it’s known for a mellow, old Florida surf-town feel: no high-rises, no commercial strip, and beaches that stay uncrowded on weekdays and weekends alike.
The Floridana Beach Civic Association maintains deeded private beach accesses and a community park and clubhouse for residents and members. Homes are mostly single-family, from 1950s and 1970s beach cottages and ranch homes to new construction, on streets like Floridana Avenue, Angeles Road, Matanzas Road, Margarita Road, and Estrella Road, plus oceanfront homes right on A1A.
Residents surf, surf fish, beachcomb, and kayak or boat on the lagoon side. The Indian River Lagoon Preserve State Park is next door, the Archie Carr National Wildlife Refuge — one of the most important sea turtle nesting beaches in the world — is close by, and Sebastian Inlet State Park is a short drive south. Dogs aren’t allowed on the beach. Oceanfront and low-lying lots can fall in a FEMA flood zone, so confirm the flood zone, any civic association dues, and school zoning on each listing.
