About Sunnyland Beach Real Estate
Sunnyland Beach is a quiet, low-density neighborhood on the 7300 block of South Highway A1A in South Melbourne Beach, entered off Beverly Court. It runs from the Atlantic Ocean to the Indian River, with streets like Arrowhead Lane, Hiawatha Way, Mohican Way, and Nikomas Way, and canals that give many homes their own docks and a short boat run to Sebastian Inlet. The Archie Carr National Wildlife Refuge is nearby.
Homes are mostly single-family — canalfront, riverfront, and oceanfront — with occasional vacant lots. Most have 3 to 4 bedrooms and about 1,500 to over 3,200 square feet, built mainly from the mid-1970s through the 2020s. Residents have private deeded beach access, and the voluntary Property Owners Association keeps annual dues minimal.
Water comes from the community-run South Brevard Water Co-Op’s reverse-osmosis treatment system, and homes are on private septic tanks, so ask for the septic inspection and water co-op details on any purchase. Waterfront and low-lying lots can fall in a FEMA flood zone, so confirm the flood zone and school zoning on each listing.
